I am a mortgage loan officer with Fairway Home Mortgage, based in Matthews, North Carolina and licensed in North Carolina and South Carolina. Most of my work sits in the corridor west and south of Charlotte — Gaston, Cleveland, Lincoln and Union counties, and across the line into York and Lancaster.

That geography shapes the work. It means manufactured homes on permanent foundations, houses on five acres with a well and septic, USDA-eligible addresses, new builds on lots people bought years ago, and self-employed borrowers whose tax returns do not look like a W-2. These are not edge cases here. They are Tuesday.

The rest of it is unglamorous and it is the whole job: answer the phone, tell people the truth early, and close on the date that is written on the contract.

How I work

Four things I will not bend on.

Everyone in this industry says they communicate well. These are the specific, checkable versions of that claim.

    The number I give you is the number.

    A pre-approval that has not had income and assets verified is a marketing document. Mine goes through automated underwriting before it reaches you, so it holds when a listing agent leans on it.

  • 02

    You should understand your own loan.

    Every borrower gets the reasoning, not just the result — why this program, why this structure, what changes if rates move. If you cannot explain your loan to your spouse, I have not finished my job.

  • 03

    Bad news travels fastest.

    If an appraisal comes in low or a condition is going to be a problem, you hear it from me the same day, with options attached. Nothing gets managed quietly and sprung on you at day 28.

  • 04

    No is a legitimate answer.

    Sometimes the right advice is to wait six months, move a balance, or buy less house. I would rather lose the file than put you in a payment you resent.
