Charlotte is not one housing market, it is a dozen of them inside one city limit, and the loan that works in Steele Creek is often the wrong one in Myers Park. A 1958 brick ranch inside Route 4, a 2024 townhome off the Blue Line and a five-bedroom in Ballantyne are three different underwriting conversations.

I live and work in this market — based in Matthews, licensed in North and South Carolina — and I write loans across all of it. That means I can tell you before you write an offer whether the property supports the program you were planning to use.

Inside the market

Where the financing actually differs.

Uptown, South End & NoDa

Condo and townhome territory, which means the HOA matters as much as you do. Conventional financing on a condo requires a project review — budget, reserves, owner-occupancy, litigation — and a building can be perfectly nice and still be unwarrantable. I check the project before you fall in love with the unit.

Plaza Midwood, Elizabeth & Dilworth

Older housing stock with genuine charm and genuine knob-and-tube. Renovation financing is often the right tool here, and an FHA appraiser will flag peeling paint and a questionable roof that a conventional appraiser might let pass.

Ballantyne, Blakeney & south Charlotte

Where Charlotte purchases start bumping the conforming loan limit. Above $832,750 on a one-unit property you are in jumbo underwriting, and the documentation and reserve expectations change — worth knowing before you stretch on price.

Steele Creek, University City & the outer ring

The strongest ground in the city for a first-time buyer using a low-down-payment program. Newer construction, active builder inventory, and builders who will contribute to closing costs if the offer is written to ask for it.

What a Charlotte pre-approval needs to survive

Listing agents here read pre-approval letters carefully, because they have all been burned by one. A letter that says "based on information provided" and nothing else is treated as a pre-qualification, and in a multiple-offer situation it loses to a documented one at the same price.

What I send instead: credit pulled, income and assets reviewed, the file run through automated underwriting, and my mobile number on it so the other agent can call and confirm. That last part closes more deals than anything else on the page.

The tax and insurance line nobody budgets for

Mecklenburg County reassesses property values on a cycle, and a revaluation year changes the tax portion of your escrow — not your rate, not your loan, but the number that leaves your account. Homeowners insurance in this market has also moved considerably in recent years.

Programs that get used most here

  • Conventional at 3–5% down — the default for buyers with credit in the 700s, because the mortgage insurance can be removed later.
  • FHA at 3.5% down — the realistic approval when credit is thinner or debt ratios are tight, with the trade-off that mortgage insurance generally stays.
  • VA at zero down — Charlotte has a substantial veteran population and this beats every other program for those eligible. No down payment, no monthly mortgage insurance.
  • Jumbo — south Charlotte and the historic districts, above the conforming limit.
  • Renovation — the 1950s ranch that needs a kitchen, financed against the after-improved value in one loan.
  • Construction — one closing covering land, build and permanent financing, for buyers going out to the county line to build.

USDA does not work inside Charlotte proper — the eligibility map excludes the city — but it comes back into play surprisingly close to the county line, and it is worth a five-minute check if you are looking east or west.

Charlotte mortgage questions.

Usually within 24 hours of a complete document set. In a market where good listings can go under contract over a weekend, that matters — and I re-issue letters at a specific offer price on evenings and weekends while your deal is live.

Conventional programs generally start around 620, FHA around 580 at 3.5 percent down, and VA sets no statutory minimum. Debt-to-income ratio is often the tighter constraint than score in this market, because payments have risen faster than incomes.

Mecklenburg County uses the 2026 baseline limit of $832,750 on a one-unit property. Above that you are in jumbo territory, with deeper documentation and real reserve requirements.

Constantly, and it is the part of the job I like most. Expect to be walked through the whole thing in plain language, told what your real ceiling is rather than your maximum, and warned about the mistakes that cost people their approval between contract and closing.
