Start with the address, not the program
USDA guaranteed financing is zero down, with an annual fee lower than FHA’s mortgage insurance. Eligibility turns on where the property is and what your household earns for your household size — not on whether this is your first house. Large parts of Oconee County sit inside the eligible area, and inside Seneca city limits it becomes patchy enough that two houses on the same road can differ.

Rural utilities are normal here, and they matter
Outside the municipal service areas, a private well and a septic system come with the house. Government-backed programs — FHA, VA and USDA — carry their own requirements about the water supply and the separation between the well and the septic field, and a conventional loan is generally the most flexible about rural utilities.
None of that makes a rural property unfinanceable. It means you should know which program you are using before the inspection period runs out, because the program decides what has to be corrected and the negotiation about who pays happens inside that window.
The tax figure on the listing is probably not yours
South Carolina assesses an owner-occupied primary residence at a lower ratio than a second home or a rental, and primary residences receive relief from part of the school operating tax. In a county with as many second homes as this one, the listed tax figure quite often reflects a classification that is not yours — in either direction. Taxes reach your payment through escrow, so I estimate from a properly classified number, and filing for the owner-occupied classification after closing is on you.

- Financing furniture before closing — a new payment changes your debt ratios at exactly the wrong moment.
- Depositing cash without a paper trail. Move money by transfer so it can be sourced.
