Financing a home in Huntersville
Huntersville is where buyers land when they want Lake Norman access, new construction and an I-77 commute they can live with. The housing stock runs from 1990s subdivisions through Birkdale-era planned neighborhoods to whatever is being framed this month off Highway 73.
That mix means the financing question changes street to street: builder incentives on one side of town, an aging HOA and a septic field on the other.

Birkdale & Vermillion
Walkable, planned, and HOA-governed. Read the dues and the assessment history before you set your budget — HOA dues count in your debt-to-income ratio exactly like a car payment.
Rosedale, Wynfield & the 1990s subdivisions
Approaching the age where roofs, HVAC and original windows come due. A home inspection here is worth more than the appraisal, and if the seller will not repair, renovation financing can fold the work into the loan.
West Huntersville & the Highway 73 corridor
Larger parcels, some on well and septic, and active new construction. This is single-close construction loan territory — one closing covering land, build and permanent financing.
New construction: the builder’s lender is not your only option
Builders in north Mecklenburg routinely offer incentives for using their preferred lender, and sometimes the incentive genuinely is the better deal. Sometimes the rate buy-down is funded by a price that was set higher to pay for it. The only way to know is to put my Loan Estimate next to theirs and read both.
I will do that comparison honestly, including telling you when to take the builder’s offer. What I will not do is let you sign a contract with a financing contingency that quietly requires their lender.
Building on your own lot
If you are buying land off Highway 73 or Beatties Ford and building, a single-close construction loan handles the land purchase, the construction draws and the permanent mortgage in one closing before ground breaks. You pay interest only on what has been drawn while the house goes up, then it converts automatically at the Certificate of Occupancy — no second closing, no second set of costs, no requalifying a year later at whatever rates have become.
Lake proximity and the price line
Huntersville addresses with real lake access price differently from the rest of the town, and a waterfront purchase here often crosses the conforming limit into jumbo. Jumbo underwriting wants deeper documentation and post-closing reserves, so if you are shopping near that line it is worth structuring the file for it from the start.
Huntersville mortgage questions.
Yes, both ways: a permanent loan on a builder’s spec or to-be-built home, and a single-close construction loan if you are building on your own lot. Fairway also approves builders directly, so if yours is not set up with us, that can usually be handled.
Yes. HOA dues are included in your housing payment for qualifying purposes, so a $250 monthly HOA reduces your borrowing power meaningfully. Get the actual dues figure, not the listing agent’s recollection, before you set a budget.
Almost certainly not — USDA eligibility maps exclude developed areas along the I-77 corridor. Zero down in Huntersville realistically means VA eligibility. Further out toward Lincoln and Iredell counties, USDA becomes worth checking.
Routine, and financeable on every major program. Expect water testing and septic inspection conditions depending on the loan type, which is exactly why you want them ordered in the first week rather than the third.
