FHA loans in Charlotte

FHA financing exists for the buyer whose credit or debt ratios do not fit a conventional box. In Charlotte that is a large group — payments have risen faster than incomes, and a 3.5 percent down loan with more forgiving guidelines is frequently the only realistic approval.

The trade-off is mortgage insurance, and it deserves a straight explanation rather than a footnote.

The mortgage insurance question, answered honestly

FHA charges an upfront mortgage insurance premium of 1.75 percent of the loan amount, which is normally financed into the balance, plus an annual premium collected monthly. At the standard 3.5 percent down, that annual premium stays for the life of the loan. It only falls off after eleven years if you put at least 10 percent down.

So FHA is often the right loan to get into the house and the wrong loan to keep for thirty years. The normal path is to buy with FHA, build equity through payments and appreciation, and refinance into a conventional loan once the numbers support it. That is a plan, not a loophole, and it is worth setting up on day one.

Loan limits in Mecklenburg County

FHA limits are set by county. For 2026 the national floor on a one-unit property is $541,287 and the ceiling in the highest-cost areas is $1,249,125; Mecklenburg County sits between those, and I will confirm the exact figure for your county when we talk. If the price you need is above the limit, conventional financing at 5 percent down is often the better route anyway.

FHA appraisals and Charlotte’s older housing stock

An FHA appraiser values the property and also checks it against minimum property requirements — peeling paint, exposed wiring, a roof at the end of its life, non-functioning systems, safety hazards. In Plaza Midwood, Elizabeth or the older parts of east Charlotte, that matters. Required repairs have to be completed before closing, and a seller who will not make them creates a real problem.

With credit in the 700s and a modest down payment, conventional usually costs less over time. Below that, or with tight ratios, FHA is what gets the approval. The right answer is whichever one gets you into a house you can afford — and I will run both so you can see the difference in dollars.

The 3.5 percent down program generally requires around 580, with 10 percent down available at lower scores. Lenders apply their own overlays, and debt-to-income ratio frequently binds before score does.

Not on a loan taken above 90 percent loan-to-value — there it lasts the life of the loan. It falls off after eleven years if you put at least 10 percent down. Otherwise the route is a refinance into conventional financing once you have 20 percent equity.
