First-time home buyers around Lake Norman
The lake has a reputation for waterfront prices, which puts off first-time buyers who never look at the rest of it. That is a mistake — the towns around this lake contain plenty of housing at first-time-buyer prices, and the financing for it is the ordinary financing everyone else uses.
What is genuinely local is that four counties touch this water, and loan limits, tax rates and USDA eligibility all change when you cross a line you cannot see. That is worth knowing before you pick where to look.

The 20 percent myth, retired
Conventional loans start at 3 percent down for qualifying first-time buyers and 5 percent otherwise. FHA starts at 3.5 percent. VA and USDA can be zero for eligible buyers and properties. Twenty percent avoids mortgage insurance — it has never been a requirement to qualify.
The more useful question is what mix of down payment, mortgage insurance and remaining savings leaves you comfortable. Putting every dollar into the down payment and closing with an empty account is a worse position than putting less down and keeping a cushion.

Which side of the water you buy on changes the numbers
FHA loan limits are set by county, and Mecklenburg, Iredell, Lincoln and Catawba do not all carry the same figure. Property tax rates differ by county and municipality as well, which flows straight into your escrow and therefore into what you qualify for. And on the Lincoln and Catawba side, USDA eligibility comes back into play on specific addresses — zero down, with an annual fee lower than FHA’s mortgage insurance.

Cash to close, not down payment
Plan around cash to close: down payment plus closing costs plus prepaid taxes and insurance, less deposits and credits. Closing costs commonly run 2 to 5 percent of the price. A seller contribution toward closing costs is normal to ask for, and on builder inventory around Denver, Mooresville and Sherrills Ford it is often available if the offer is written to request it.
Down payment and closing cost assistance
The North Carolina Housing Finance Agency runs statewide assistance products, and employer, municipal and non-profit programs exist as well. Eligibility and terms are set by the sponsoring agency, income limits generally apply, and no single lender can originate every product. Ask which ones we can actually do before you build a plan around one.
The mistakes that cost first-time buyers their approval
- Financing furniture before closing — a new payment changes your debt ratios at exactly the wrong moment.
- Depositing cash without a paper trail. Move money by transfer so it can be sourced.
- Changing jobs mid-transaction without telling anyone. It is often fine; it is never fine as a surprise.
- Letting a credit card balance spike. Credit is re-checked shortly before closing.
- Budgeting off the listing’s tax figure without checking which county and municipality it sits in.

Yes — away from the shoreline. Denver, Sherrills Ford, parts of Mooresville and the off-water side of the towns all contain housing at first-time-buyer prices. The waterfront is a different market with different financing, and the two get conflated more than they should.
On specific addresses, mostly on the Lincoln and Catawba side and away from the developed corridors. Eligibility depends on the property location and your household income, and the maps do get revised. It is a five-minute check for a zero-down loan, so it is worth doing rather than assuming.
County and municipal tax rates differ around this lake, and taxes are part of your monthly payment through escrow. FHA loan limits differ by county too. The same price can produce a noticeably different payment on opposite shores, which is worth modeling before you commit to an area.
