The 20 percent myth, retired
Conventional loans start at 3 percent down for qualifying first-time buyers and 5 percent otherwise. FHA starts at 3.5 percent. VA can be zero for eligible veterans. Twenty percent avoids mortgage insurance — it is not, and never was, a requirement to qualify.
The better question is what combination of down payment, mortgage insurance and remaining cash leaves you comfortable. Emptying your savings into the down payment and closing with nothing in the bank is a worse position than putting less down and keeping a cushion, particularly on a house with a roof or an HVAC system nearing the end of its life.

Cash to close, not down payment
The number to plan around is cash to close: down payment plus closing costs plus prepaid taxes and insurance, less your deposits and any credits. Closing costs commonly run 2 to 5 percent of the price. A seller contribution toward closing costs is a normal thing to ask for here, and on builder inventory around the Rosedale and Vermillion corridors it is often available for the asking.
Attached housing is where the price points work
A lot of the genuinely first-time-buyer-priced inventory in Huntersville is attached — townhomes and condominiums around Birkdale and the Rosedale corridor. Two things follow. HOA dues count in your debt ratios exactly like a car payment, so a $250 monthly assessment reduces what you qualify for. And on a condominium the project has to pass a review of its own, which is a check worth running before you write an offer.
A fee-simple townhome — where you own the land under the unit — is generally underwritten as a single-family house and avoids the project question. The deed says which one you are buying, and it is not obvious from a listing photograph.
