Half of what makes a build feel chaotic to a buyer is not knowing whose turn it is. Your buyers get this timeline in writing on day one, so the financing questions come to me and the construction questions come to you — instead of all of them landing on your sales agent.

    Your buyer walks in

    You send them to me — or hand them my number in the model home. I take it from there the same day, before they have signed anything or fallen for a house they cannot finance.

    Qualify the buyer, register the build

    Income and assets verified, credit pulled, file through automated underwriting. You get a documented answer on what they can carry — not a maybe — and the project is registered so the file and the plans move together.

    Builder approval

    You submit the packet once. Experience, licensing, insurance and capacity get reviewed and you receive approved scopes and limits in writing, which then apply to every buyer you send after this one.

    Underwrite plans, budget and appraisal

    The house on paper is underwritten alongside the buyer: the plan set, the specifications, your line-item budget and an appraisal supporting the finished value. Problems surface here, where they are cheap.

    One closing, then draws

    A single signing covers the lot, the construction facility and the permanent loan. Funds then release as inspected milestones clear, with title updated at each draw and change orders reviewed before they fund.

    Certificate of Occupancy

    You finish the house and the CO converts the loan to permanent financing automatically, on the terms set at that first closing. No second application, no second set of closing costs, no renegotiation.
