Fairway’s product shelf is wide, which matters less than knowing which shelf to reach for. Every program below is one I originate personally in North and South Carolina — with a plain explanation of who it is for and what it costs you.

In order. The first one you answer yes to is usually your answer.
Are you an eligible veteran or service member?
Then VA financing beats everything else available. Zero down, no monthly mortgage insurance, and the funding fee is waived entirely if you receive compensation for a service-connected disability.
VA loansIs the property outside a developed area?
USDA is zero down with an annual fee lower than FHA’s. Eligibility is by address and household income, and more ground within driving distance of Charlotte qualifies than people assume.
USDA loansIs your credit in the 700s?
Conventional at 3–5% down usually costs less over time than FHA, because the mortgage insurance can be removed once you reach 20% equity rather than lasting the life of the loan.
Conventional loansIs your credit thinner, or are your debt ratios tight?
FHA is built for exactly that: 3.5% down, more forgiving guidelines, and a realistic approval where conventional says no. The trade is mortgage insurance that generally stays.
FHA loansAre you building, or buying something that needs work?
A single-close construction loan covers land, build and permanent financing in one closing. A renovation loan finances a purchase plus the repairs against the after-improved value.
Construction loansSelf-employed with aggressive write-offs?
A bank-statement program qualifies you on business deposits instead of tax returns, which is often the difference between a denial and an approval for a profitable business owner.
