What actually happens between "I want to buy" and "here are your keys"
The whole purchase, start to finish, in the order it really happens — including the three points where deals usually stall.
Most people are told the home buying process has five steps. It does — but the five steps are not evenly sized, and the parts that go wrong are almost never the parts people worry about. Here is the honest version.
1. Pre-approval (2–3 days, mostly waiting on you)
You give me income documents, asset statements and permission to pull credit. I run the file through automated underwriting and tell you the number you can actually borrow, the monthly payment that comes with it, and the cash you will need at the table. This is not a rate quote. It is a decision about whether a lender will fund you.
The fastest pre-approvals are the ones where documents arrive in one batch. The slowest are the ones where they arrive one screenshot at a time over nine days.
2. Shopping (as long as it takes)
Your agent drives this part. My job is to be reachable when you find something and need a letter re-issued at a specific offer price within the hour — which happens more often than you would think on a Saturday.
3. Under contract (typically 21–35 days)
The clock starts the day your offer is accepted. Three things now run in parallel: the appraisal, the title search, and underwriting. Any one of them can extend your closing date, so they all get started immediately rather than in sequence.
4. Clear to close (3–5 days before closing)
Underwriting signs off on every condition. You receive a Closing Disclosure, which by federal rule must be in your hands at least three business days before you sign. Read it against your Loan Estimate — the numbers should be recognizable.
5. Closing day (about an hour)
You bring a photo ID and a wire confirmation. You sign, the deed records, and the house is yours. In North Carolina, funding and recording usually happen the same day.
